Find a Tenant Only - Set up £375.00
	Recommended for experienced landlords who have a good understanding of rental legislation and prefer to collect rents themselves and have regular contact with the tenant. (Tenancy renewals, bond registration, property checks and end of tenancy check outs will be the responsibility of the landlord) Rental appraisal. Property details, photos and measurements. *Energy Performance Certificates* - £65.00 (Usually valid for 10 years)
	With effect from 1st October 2008 an Energy Performance Certificate will be required for all property advertised to let.

**Tenant Referencing Only - £50.00 per Tenant** (Stand Alone Service)
	Recommended for landlord's who have found their own tenants and want them thoroughly vetted as a stand alone service. It is usual practice for landlord's to pass this cost on to the tenant. Make sure you get the right tenants. Credit check - reply within 24 Hours. Collection of ID and Proof of Residence. Previous landlord's reference and employer's reference.

Professional Inventory (Stand Alone Service)
£99.00 (Unfurnished/Part-Furnished) or £125.00 (Fully Furnished)
	In April 2007 new legislation came into force concerning tenant bonds. Should there be a dispute over the bond at the end of a tenancy it is essential that the landlord can prove the condition of the property at outset. Comprehensive inventory of fixtures and fittings. Record of condition of property at start of tenancy. Digital photographic evidence. Useful columns for periodic checks.

Landlord's Electrical Safety Checks - £125.00
	By NAPIT Part P registered electrician. Usually valid for a number of years. Highly recommended.
